Who are the socialists again? Why do they have the money in the first place if it is needed by the people? Something is afoot?

Stupid ass cap of people earining $75,000 individual ort $150,000 married.
Why do married people get twice the income cap? It cost less than twice as much to live married. Stupid ass government.
I can't belive they are going to borrow money to give it away. I'm going to go to my congressman's coffee hour and kick his ass next week for this.

You do claim $500 of it for yourself in the form of an exemption...No child...No exemtion...The only throwback was the addition of the Child Tax Credit...A grand....A grand is peanuts compared to what you will shell out for the kid. But if the credit was taken away, I would agree that is fair.
As for the cat, I'm sure a Chinese restaurant would be more than happy to take it off your hands.

IF he is a good landlord. I think one of the benefits of renting (which I have heard plenty of others who agree with me) is that you do not have to take care of mowing a lawn. I personally wouldn't do it, and I know plenty of landlords who mow their tenents lawn and take care of the lawn because ultimately it is the landlord's responsiblity because the landlord OWNS the property NOT the renter. Then it sounds like you are great renter and have a landlord who appreciates that and is good to you. I have a similar relationship, but not everybody is as lucky. The point I am making is, if you chose to do it, more power to you, but you shouldn't HAVE to, and the OWNER should know that.

If the owner puts it in the lease, you HAVE to, and if you don't agree to those terms, he doesn't HAVE to rent you the place.

True, but if you did own the home, like MTVike said, you do get a benefit. Now, if I were a landlord and you said that you were going to take my responsibilty of lawn care off my hands, then I would give you either reduced rent, or agree to not raise the rent for a number of years.
So, what happens if you miss mowing the lawn or don't have the money to take care of it, or simply do not want to for a period of time?

With that logic, I guess I should stop cleaning the toilets and vacuuming...that is, unless I'm getting a good deal out of it.
For home rentals...for any apartment I've rented, it's been the landlord/management duty to do so...
EVEN for home rentals, I know there are landlords who mow the lawn for the renters. If their fucking stove breaks and the landlord owns the stove and the renter did not break the stove, is it the fucking renters responsibilty to pay for another fucking stove or to fix the stove??? I happen to have an awesome landlord!

I don't think it's a good idea to pay 4 digit amounts or more for rent...So guess what? I negotiate....

No, it is actually in every standard lease agreement that you must keep the property clean, and that is understandable.

Okay then...now you get the idea, you are getting a benefit. That has been my point!

If I married my dog would I get the marriage bonus since his AGI is zero?
Can I marry a dog , even if it is male, or does it have to be a female dog not to be deviant?
I do enjoy it. And it works out just fine.
And I don't even have to complain about not getting a tax break because of my monthly rent or cost of a mower.
Right because you get a benefit.

Do you think the landlord figures in the cost of him coming out and mowing your yard (time, gas, mower) into your rental costs? Or do you think he's just a great guy and the rent would be the same whether or not he mowed the lawn for you?
As for the stove, that was in the lease. He's replaced the dishwasher and the A/C unit since I've been here. A door, too. And a few plumbing issues.
He said upfront that the fridge was our responsibility though, and we've had to replace the one that was here...
No, it is actually in every standard lease agreement that you must keep the property clean, and that is understandable.
Uh...the lawn is the property, is it not?
Right because you get a benefit.
What is my benefit?
Cutting grass is normal routine maintenance, normally addressed in 99.9999% of rental agreements, and yes, is many times the responsibility of the renter...Is this confusing you?
This is one of those things that is PREDETERMINED before one rents...Who the f*ck do you rent from? Chico Cash Collecta?
Cutting grass is NOT considered normal routine maintenance.
"This is one of those things that is PREDETERMINED before one rents"
Whoever signs an agreement like that without getting a benefit in return is being taken advantage of.
Okay then...now you get the idea, you are getting a benefit. That has been my point!
You don't benefit from adopting/owning your cat?
What is my benefit?
Didn't you say that your landlord has not raised your rent?
Oh believe me...YOU are the one putting on a display here.
Really, how so?
Didn't you say that your landlord has not raised your rent?
Yes.
Would he have raised it if at the end of the lease, I said, "I'm not mowing the lawn anymore."
My guess is he either says, "Piss off," or says "Then pay another $50 for rent."
Guess where that $50 would go? To have Luvda come over once every two weeks.
Do you think the landlord figures in the cost of him coming out and mowing your yard (time, gas, mower) into your rental costs? Or do you think he's just a great guy and the rent would be the same whether or not he mowed the lawn for you?

Well you can take it with you, so I guess that is cool. However, it wasn't wise to agree to that because now you have a refridgerator without a house. It's not a like a washer and dryer. What happens if you for some reason happen to move and your new rental place already has a fridge? Come on.

Maybe I might have the bright idea to search for a house that...wait for it...doesn't have a refrigerator so that I don't have to get rid of mine.

It IS economical to own your own washer and dryer as most places only have connections. However, your landlord told you that the refridgerator HE OWNED and probably knew needed to replaced was YOUR responsibilty. He might as well told you to grab your ankles. You missed it in 2004 and earlier...Now housing will forever go up and your wage will be destroyed by inflation. It's just the way it is. No need to get huffy about it. You just won't own a home. It's good you hold strong stances in regards to what a renter should/shouldn't do...You'll need that bargaining power.

Wow, talk about putting the cart before the horse. You might benefit yourself by asking questions about a situation before just diving right in.
I never said the fridge was the landlord's. A previous renter left it here. He said he typically doesn't keep fridges in the houses he rents and this one was just there. We could choose to use it or toss it and buy our own. Either way, he wasn't responsible for the fridge...the garbage disposal, oven, DW, A/C and nearly everything in the house, yes. But not the fridge. Fuck, for all he knew, the fridge was in tip top shape and we could've taken it with us when we left (without paying for it) because he didn't want it.

I am and have always been a smart renter and smart with money when I have it. I have fallen into financial difficulty lately but it is not because I am not financially responsible. I also have a killer deal for my rental, and it actually makes it beneficial for me to rent and saves me money. Unfortunately at the moment, I am having a hard time paying rent, but I am far from getting fucked on my rental agreement. If I told you my situation you would be impressed with my deal. It is just sad that I am having a hard time financially, but I will tell you this, I am not a fucking priced out, forever renter. And I wouldn't fucking mow somebody elses lawn without it benefiting me.

So seriously, how does it feel to throw money away every month on rent? You get nothing for that money...while homeowners receive value increases of anywhere between 1-2% each month that goes by...That's gotta be hard.

I've got to say that it does seem odd that your rental agreement includes basically nothing. You have all the cost of home ownership, without any of the benefits.
Obviously, due to your transient nature over the next couple of years it makes sense for you, but if a landlord would show me the lease you have I'd laugh and walk out.

I am not one who has a strong talent for economics or finances, but I was taught to get what you want with as much shit included for the lowest price possible. So, go to Craigslist, and search for rentals that give you more for either the same amount of money or less.

All came with all appliances and 24/7 maintenance.
Of course then I got stupid and bought. Now I have all my own maintenance and got a POS $160K/$125K (2005/2008) depreciating asset to go with it.
What conversation over? No more witty comments about how I am not smart with my money and how I will be a forever renter? None? Yeah, that's what I fucking thought. Thanks for playing though, boys! It was fun. I'm gonna go have a smoke now.

Smoking to relax oneself is not nearly as good as just beating the insecurity itself...

My thread...B*tches.

Based on my experience, yes. It may be a regional thing, though.
Maybe in the south that's how they do leases.
No clue, it's the first time I rented a house in the south. I do know that I'm also in a college town and am within 6 miles of campus and can avoid all major bottlenecks getting into campus from where I live.
If it were an apartment, I certainly would expect a little more, including all appliances, lawn care, and mostly anything you can think of...and when I did have an apartment, we did have that.
We got in on the low end of home's for rent in the city, not including the areas of town that would make you want to consider a move to detroit. And it's cheaper than many smaller apartments available. And now, since the big boom of housing need after all the people from New Orleans moved this way, rent anywhere is ridiculous. Which makes me wonder...isn't what I'm getting going to be good or bad relative to what I'm paying? And if so, did I say what I pay? I can't remember doing it...but I can't remember not doing it, either. But along those lines, a house one street over from us was on the market for rent for about a week before it had occupancy. The rent was $275 higher than what I pay. I'm not sure what services are included, but I do know that $275 a month extra isn't worth it for a refrigerator and lawn mower. The house is probably a little bigger, but not much, and likely a little newer. But still, now way it's worth the extra $$.
Yeah, and you are a fucking common-sense genius!
It's about time someone recognizes that and has the balls to say it.

Pardon me. I actually had something to do besides gab on the internet about what a deal maker I am.
That's what I fucking thought.

So, the only difference is that I bought a lawnmower (which I would eventually buy anyway) and a refrigerator (which I would eventually by anyway). And I get to take both with me.
I don't really see the difference.
If I knew I was staying here, I would already have gotten myself into a POS depreciating asset myself. But since I'm more likely to move once I'm done, I figure just rent it out and not get stuck waiting for a buyer...and when I get to where I'm going, settle down and enjoy already owning a lawnmower, refrigerator, washer, and dryer and not having to scramble to buy those once I reach my new abode.
Perspective kinda puts it in perspective.

I am not one who has a strong talent for economics or finances, but I was taught to get what you want with as much shit included for the lowest price possible. So, go to Craigslist, and search for rentals that give you more for either the same amount of money or less.I don't think Bton has that.

That does look like a nice place. Until you consider we didn't want to live in an apartment (or a condo) anymore. And that's still more than what I pay right now, after all utilities are included.

You appear to be the type that when confronted with people of a higher intellect and stronger argument, you resort to vulgar language and try to gain the proverbial upper-hand by acting tough.
Keep it up, in your mind it's no doubt workin' for ya.

I just happen to have a potty mouth. Serously though, you wrote this post as if I agreed with you deep down that I was confronted by someone of a higher intellect and stronger argument. :p

Any female that refers to herself as a "hot chick" is 98% of the time absolutely NOT a "hot chick" by guy standards.

Well, a club full of men from last Saturday would disagree with you, but thanks for playing. I have the security of knowning I have no problems getting laid.

Janet Reno can get laid if she hangs out with enough drunk guys.

Careful. Now VFor will think Janet's a lesbian.
Her being one or not is irrelevant.
